5."Prompt Submission Bonus" will be given to all buyers who successfully submit the following:
a. Reservation Fee
b. Complete Post Dated Checks (PDCs)
i. For Regular Terms, complete PDCs covering the downpayment, monthly amortizations, balloon payments (if any), and turnover amount
ii. For in-house financing, 24 checks covering the downpayment (DP is 20% for studios, 35% for all other units), and another 12 checks covering the 1st year of in-house financing
iii. For bank financing, 24 checks covering the downpayment (DP is 20% for studios, 35% for all other units), and another 12 checks covering the 1st year of bank financing
c. Complete/Properly filled up Buyers Information Sheet, including:
i. For local buyers Photocopy of Community Tax Certificate & TIN Number & any valid proof of identification
ii. For international buyers - Photocopy of passport & any valid proof of identification
d. Signed Pro-forma payment term sheet indicating terms of payment
e. Has undergone credit investigation with our Credit and Collections Dept, which normally occurs within 1-3 days once our office receives a copy of your Buyers information Sheet and Pro-forma and required CI documents:
i. Bank statement for the last 3 months or any proof of income (i.e. Certificate of Employment & Compensation, or Overseas Employment Contract, or Income Tax Return, or 3 mos. Payslip)
ii. Proof of billing address
f. Signed Reservation Agreement
6.For monthly amortizations, payments via wire transfers or remittances are not allowed.
5.The Developer reserves the right to correct errors in prices and terms in the event discrepancies are discovered at any time.
6.Acceptance of additional payments is subject to approval of the payments terms by the Developer.
9.For All terms above:
a. Initial Pre-qualification to be done by Centurys Credit and Collection Department (CCD), within 3 days upon our receipt of Buyers information sheet and copy of pro-forma
b. If buyers cannot afford initial payment terms, Centurys CCD department can recommend buyers to switch to a different payment term or different unit.
10.For Bank-financing:
a. Pre-qualification to be done by Bank 6 months before the 25th month (on the 19th month)
b. If buyers do not pass bank loan approval, buyer must avail of in-house financing at rates indicated above.
11.Age limit for in-house and bank financing clients is 65 years old.
